As an out of state owner, I received a cold call from David Robinson’s office asking if I was interested in getting an evaluation of my property’s value in downtown Salt Lake City. I had been curious as to what the price was, if I decided to sell in the future. There was no cost or obligation to work with them so I said, “why not?”
A week later David called me direct, spoke about the property value and how the market was behaving in SLC. He explained to me how values have risen in the neighborhood and it was an excellent seller’s market right now. He gave me an estimate on the value of the property and explained he had a network of buyers that potentially would be interested.
Amazingly, we sold the property before it ever went to market. His pricing estimate was right on point and I don’t feel like it was listed too low. David did not pressure me to accept the offer. Multiple times he said we could still take it to market if I was not comfortable moving forward so quickly. He listened to my concerns revolving around this being my first 1031 exchange, finding a buyer’s agent in my local area (out of state), and exchanging into a commercial property.
David has an excellent network of professionals, he linked me up with a great holding company for my equity funds. They were able to educate me on the exchange process — which I can say went flawlessly since I have already closed on one of my new properties with funds remaining for a second property. He searched for the best commercial Realtor in my area and other areas throughout the Midwest and did telephone interviews with them to ensure they were top-of-the-class Brokers as well. His ability to pick a professional commercial broker here in my local area solidified my decision to close on the property I was selling.
We moved forward and closed in 2 weeks after that decision.
